THE CHANGING FACE OF PROPERTY MANAGEMENT: COLLABORATION OVER COMPETITION

Collaboration Over Competition: How I’m Transforming My Property Management Career Through Community and Connection

When I first started in property management, the industry felt like a battlefield. Agencies operated in silos, and competition was fierce. Sharing knowledge with a rival? Unthinkable. But over time, I’ve witnessed–and experienced firsthand–a remarkable shift.

Today, more and more of us are choosing collaboration over competition. And let me tell you–it’s changing not only our industry but also the way I approach my career, leadership, and personal growth.

Recently, I had the chance to dive deep into this topic on The Property Management Podcast with Kylie Walker. Alongside Corinne Forsyth, Head of Property Management at Ray White Beenleigh, I reflected on the lessons, strategies, and mindset shifts that are reshaping property management. Let me share the biggest takeaways with you.

From Rivals to Allies

I remember when competitors were seen as threats. Networking was rare, and agencies guarded their processes closely. But thanks to trailblazers like Ash Goodchild, many of us began to see the truth: there’s more than enough business to go around.

By adopting an abundance mindset, I’ve been able to reach out to peers, share what works in my business, and learn from their approaches too. Collaboration hasn’t taken opportunities away–it’s multiplied them.

Coffee, Conversations, and Community

One of my favorite initiatives I’ve been part of is Coffee and Conversations–a simple yet powerful idea Corinne started. What began as a small gathering now regularly draws 20+ property managers who come together to chat, share ideas, and support one another.

I’ve seen firsthand how these casual meetups break down barriers and create real, lasting connections. If you’ve ever considered starting something similar, my advice is: just do it. Book a café, spread the word, and commit to consistency. Even if just a few show up at first, momentum will build.

Why I Encourage My Team to Network

I’ll admit, I used to worry about letting my staff attend industry events–what if they were poached? But I’ve since learned the opposite is true. When I invest in their growth and encourage them to network, they come back more energized, loyal, and inspired.

Now, after every event, we debrief as a team. Hearing their insights sparks fresh ideas and helps us all grow together.

My Own Journey of Growth

My career has been anything but linear. I started at the front desk, took a detour into sales, and eventually found my way into leadership. Along the way, I invested heavily in coaching–especially during COVID when uncertainty loomed large.

Saying “yes” to opportunities, even when I felt underqualified, has been the single most important factor in building my confidence. I’ve also had to learn to show myself kindness. Like many high achievers, I can be my harshest critic–but I’ve discovered that sustainable growth requires patience with yourself.

The Book Club That Sparked Change

Another initiative that’s close to my heart is a property management book club. What started as a WhatsApp group voting on monthly reads has become a thriving community where we unpack leadership, communication, and the challenges we all face.

Our first book was The Next Conversation by Jefferson Fish, and the discussions that followed were some of the most insightful I’ve had. A book club might sound simple, but it’s an incredible way to keep learning and connect with others in our field.

Social Media as a Bridge

I’ve also learned the power of showing up on social media. Instagram is where I spend most of my time, but I’m leaning into LinkedIn too. I use these platforms to share insights, promote events, and answer questions from peers.

The best part? It’s opened the door to connections I never would have made otherwise. My advice: pick one platform, be approachable, and show up consistently.

The Resources That Keep Me Sharp

I don’t rely on just one mentor or training program–because no one person has all the answers. I lean on a mix of mentors, industry experts, and affordable online training. I’ve found immense value in PM Collective, as well as targeted coaching around specific challenges like trust accounting or social media.

When I see a gap in my knowledge, I go find a way to fill it. Recently, for example, Kylie invested in AI training to stay ahead–that kind of proactive learning inspires me to keep pushing forward.

Building a Team Culture That Lasts

At the heart of all this is culture. A supportive, growth-focused workplace doesn’t just attract great people–it keeps them. I strive to lead by example, celebrate wins, and create safe spaces where we can share struggles without judgment.

Whether it’s through book clubs, Coffee and Conversations, or simply checking in with my team, I’ve learned that culture is built through consistent, authentic connection

Final Thoughts

If there’s one thing I hope you take away, it’s this: collaboration is not just a feel-good concept–it’s the future of property management. By leaning into community, saying yes to growth, and investing in one another, we can elevate not only our own careers but the entire industry.

So, why not take the first step? Reach out to a fellow property manager. Start a casual meetup. Launch a book club. Or simply say yes to an opportunity that scares you a little.

The future of our industry is brighter when we walk it together. And I, for one, am excited to see where this path of collaboration takes us.
