Holistic Marketing Strategies for Property Management: My No-Fuss, Proven Approach
In this blog, I want to take you behind the scenes of the marketing strategies I teach, use myself, and swear by. No fluff, no overcomplicated funnels–just a practical, holistic approach that actually works for property managers and real estate professionals.
Let’s be real…
Most of us didn’t get into property management because we wanted to become marketing experts. And yet, here we are–juggling socials, scrambling for content ideas, and wondering if that boosted Facebook post actually did anything.
So if you’re tired of chasing every new shiny strategy or feeling like you have to be everywhere all at once, stick around. I’m going to walk you through what I’ve learned about sustainable, balanced marketing–and how to actually make it work for you and your business.
Understanding the Seasons of Business Growth
One of the biggest mindset shifts I’ve had (and now teach) is that business growth isn’t linear. It’s seasonal.
Here’s what I mean:
-
Visibility Season: You’re putting yourself out there—new brand, new services, or just trying to get noticed. It’s about planting seeds.
-
Retention Season: You shift focus to nurturing your current clients. Because what’s the point of attracting new clients if you’re losing the ones you already have?
-
Stability Season: This is the “just keep the wheels turning” phase. No growth spurts, but necessary to hold everything together.
Tip: Figure out which season your business is in right now. Then market accordingly. Don’t try to go viral when you’re in survival mode.
Online Marketing: Your Digital Toolkit
Social Media That Actually Connects
You don’t need to post every day. You do need to post with purpose.
What works?
-
Be real. Share your story. Behind-the-scenes, your wins, your face. People do business with people.
-
Engage. Don’t post and ghost. Reply to comments, ask questions, create conversations.
-
Educate & inspire. Mix personal posts with value-packed tips. Show your audience you get their struggles.
My go-to formula: A mix of educational tips, personal experiences, and a cheeky reel here and there to keep things fresh.
Paid Ads: The Booster Button
Paid ads aren’t magic—but they do amplify what’s already working. I always say, don’t pour petrol on a cold fire. Warm it up first with solid organic content.
Start with:
-
A small budget on Google or Meta ads.
-
Retarget people who’ve visited your website or engaged with your socials.
-
Test different messages—then scale what works.
I’ve seen client engagement quadruple with the right paid strategy.
Video: The Non-Negotiable
If you’re not on video yet, this is your nudge! It doesn’t have to be polished—just real.
Why it works:
-
It builds trust quicker than any text post.
-
It shows your personality (yes, that lovely Aussie charm).
-
It gets more reach—algorithms love it.
Start simple: grab your phone, hit record, and talk like you’re chatting with a friend.
Offline Marketing: Don’t Forget the Power of In-Person
I know we live in a digital world—but old-school, face-to-face stuff still works. Sometimes even better.
Networking & Events
I’ve built some of my strongest biz relationships at conferences and networking breakfasts. Not every room is the right one—but the right rooms can change your business.
Pro tip:
-
Don’t go in to “sell.”
-
Go in to connect, help, and share what you know.
Cold Calling (Yep, Still a Thing)
Scary? Maybe. Effective? Definitely—when done right.
Start with:
-
A targeted list (not just anyone and everyone).
-
A warm, friendly script that sounds like you, not a robot.
-
Follow-ups. Most deals happen after the 3rd or 4th contact.
Community Involvement
Sponsor a school fair, show up at the local markets, get your brand seen around town.
Being visible in your local area builds trust faster than any slick ad campaign. People want to work with people they know—and if they keep seeing you, you’ll be top of mind.
Growth Isn’t Linear—And That’s Okay
This part is so important, I’ll say it again: Growth isn’t linear. It’s not meant to be.
You’ll have peaks, plateaus, maybe even some nosedives. But if you keep showing up, building relationships, and focusing on consistency—momentum will come.
“Overnight success” usually takes years. So give yourself some grace.
Time to Audit Your Marketing Mix
Here’s a challenge for you—take 15 minutes this week and ask yourself:
-
Am I too focused on one area (all online or all offline)?
-
Where am I seeing the most return for my effort?
-
What can I let go of—or double down on?
Balance is key. You don’t have to do everything, but you do need to do the right things for where your business is at.
