THE GOOD, THE BAD AND THE UGLY PROPERTY MANAGEMENT TODAY

As a property manager, the dynamic world of real estate can often feel like a battlefield. It’s an industry where challenges are constant and adaptability is key.

We chat with Kirk who is a seasoned professional in the property management field and is now back leading an entire property management division offers valuable insights for those of us navigating similar paths.

Kirk’s known for his extensive experience and his return to property management at Wilson Agency in Caulfield brings both challenges and opportunities. He shares the initial misperceptions of an ‘easy’ gig, only to find himself deeply immersed in challenges in the role.

One of the significant hurdles Kirk faced was managing a team with high turnover rates. Experiencing turnover might seem alarming, but Kirk viewed it as an opportunity for reinvention. By understanding the reasons behind these departures, he could strategically restructure and reimagine the division. This proactive approach really is key in an industry where a 23% annual departure employee rate is the norm, as highlighted by recent statistics.

Kirk shares about the current state of property management. The industry faces a unique blend of challenges from rising mortgage rates and compliance costs  Both landlords and tenants are under increased financial pressures, which heightens their sensitivity to changes in their living conditions. Property managers are often caught in the middle, bearing the brunt of these pressures.

A recurring theme in our discussion was the importance of setting boundaries. Property management is not a glamorous industry, and the tendency to be people pleasers only adds to the stress. Kirk emphasises the importance of maintaining a work-life balance and not falling for the expectation of being available 24/7. By setting realistic boundaries and managing expectations, property managers can avoid burnout and continue to deliver quality service without compromising their well being.

As a property manager, it is essential to communicate clear boundaries to clients. This means not expecting to be available to clients at all times, as voicemail and email are great tools for non-urgent matters. It’s important to have clients that treat property managers and their teams with respect and any sign of disrespect, whether towards the manager or the team, should be promptly addressed. It is important to remember that both landlords and tenants are equally valuable in the property management equation.

Property managers generally navigate complex legal obligations to ensure properties are well-maintained. Effective property management is about managing relationships with landlords, tenants, and service providers. By nurturing these relationships, property managers can attract more business and ensure the smooth running of their operations.

Kirk’s insights highlight the resilience and adaptability required in property management. His experiences also highlight the importance of strategic restructuring, effective communication, and maintaining a healthy work life balance. As a reminder to us property managers, we must navigate the complex nature of the industry with a mix of empathy and assertiveness, always striving to improve our practices and deliver exceptional service.

Kirk’s journey reminds us that while there may be many challenges, there are also many opportunities for growth and reinvention. By learning from each experience and continually adapting, we can navigate the ever evolving landscape of property management with confidence and resilience.
