Growing your business, it’s what we all want right? Is it really easier said than done, or do we just need to put a little bit of thought, strategy and effort into achieving our growth goals. Yes, there is no easy way to grow, but it is possible and it really isn’t harder than you think. The world is rapidly changing, real estate is evolving, and how we grow our businesses looks nothing like it did as little as two years ago, pre covid business development was very different to post covid.

Let me share a little story about the grind and the hustle to generate leads when I first started my business. We were broke, I’m talking living on pasta bake 3 nights a week because it was the cheapest thing to feed 6 people at the time. My husband was getting a few sales in so that we kept the roof over our head, although the roof over our head was actually a tin shed, that was a granny flat attached to our house. You see, we opened the doors to our new business in 2011, for many of you that year might not hold much significance but for people in Queensland, it was the 2011 floods… We signed a lease on our business on a Friday, and by the next week our home went under and we lost pretty much everything… Except for the tin shed… And the office… We couldn’t have started in a real estate business in a worse time… but we offered to help people who were flooded, tenants, and landlords, we helped clean out properties, coordinate repairs and eventually we got the call to release their property months later… we also sat up every single night and did prospecting… we printed and folded letters, we licked envelops and stamps, when that was still a thing… We also drank a lot of red wine… but that is how we made our prospecting happen, every single day, week after week… eventually, those small actions, that became a daily habit, resulted in new business, a lot of new business, we grew 400 managements in 4 years


Thirteen years later, the world of prospecting and marketing looks vastly different. The world in two years since Covid is vastly different, and yet we still need to grow our businesses. So, while you still need a bit of that hustle and grind, there are some much simpler ways to generate leads and grow your business, today more so than ever. Why is social media so important? Did I really just say that out loud? More than half of the world now uses social media. In 2021, 20.5 million Australians, were active users of social media. That’s almost 80% of the overall Australian population. 98% of Australian users access social media via a mobile device. More importantly, though …. 54% of social media users worldwide use social media to research products and services and 71% are more likely to purchase products and services based on social media referrals.

Think about the time you spend on social media… and what do you like to do on there, what are your habits, well chances are your potential clients are doing exactly the same. With stats like these, brands can’t afford to not use social media as part of their lead generation strategy. Whether you choose Facebook, Youtube, Instagram or Linkedin, the reality is without a presence on there you’re missing out on a large pool of potential leads. Social media exposes your brand to bigger cold audiences than you would normally have had access to. It also offers a more intimate and interactive opportunity to connect with customers. Have you experienced a spike in the number of PM or DM enquiries in your business? I certainly have in my own business and you must start responding and interacting with this enquiry. Think of social media as a 2-way communication tool between you and your potential clients. It is also a more cost-effective way to market to your ideal clients.

Now let’s talk digital profile. So, what is a digital profile well it is the content about a person on the Internet, it is essentially our online reputation. A digital profile can be composed of personal or professional information shared on public Web sites and social media posted personally or by others.

Potential clients might see your business, resonate with you or your brand and be interested in working with you because of your marketing efforts … but for more and more of our potential clients the first thing most of them will do before they engage with you in any meaningful way… is research your digital profile. From there they will form judgements about you, based on what they see – and may even use it against you.

 Their judgements will include:

  • How professional do you look

  • What value do you offer over everyone else

  • What solutions do you have to their current problems

  • Does your digital profile compliment your brand and marketing

  • What are other people saying about you or your business

So don’t ever drink and post, don’t respond in anger to comments or statements made by other people, especially on your Google reviews, always be mindful that potential clients could see this and how would that reflect on you and your business. If effectively crafted your digital profile could serve to unlock a realm of exciting leads and relationships that could be very profitable for business.

 2. Lead Magnets

Lead Magnets have been used in online marketing for a long time now. I use them all the time to keep a steady stream of leads coming into my business and grow my email list. So, what are they? Lead magnets are generally something of value you can offer your clients like a pdf outlining how to maximise your rental return or an investor report. You offer the lead magnet in exchange for the clients contact details, essentially generating a lead. They are usually used in conjunction with a sales funnel strategy.

So, what is a sales funnel you might be asking? Sales funnels are useful tools to help you visualize the path customers take from first finding out about your brand to converting. It is pretty much the same visual that pulls clients through your pipeline, only this is an online pipeline. To explain how this works if your mind is reeling, the lead magnet casts a wide net and pulls all the potential clients into it. Then you move your clients further down the funnel through appraisal offers, educational advice, and email nurturing until they become a paying client. It sounds complicated but it is actually a very simple online lead generation strategy, that if mastered will generate leads 24/7 for you.

Generally, your lead magnet will be free as you are just building your database/email list initially and creating a connection or introduction to your business and services.

 You will use your Facebook ads, social media and your website to promote the lead magnet.

Here is general the journey a customer will take: first your ads will be pushed out into the Facebook universe to reach your intended audience. From there, any interested parties will click on your ad and be guided through the funnel. Initially they will leave their email and or mobile in exchange for the lead magnet, then you will nurture them either by direct contact or email, and hopefully, they become a paying client. Importantly though, you are generating leads around the clock.
